In short: Inspect against the 15 standards before the listing goes live, fix what fails, confirm it, then complete the condition report. Leave the electrical and gas items to the licensed trades and book them early.

What changed in November 2025

Until 25 November 2025 the standards had to be met by the day a renter moved in. Now the property must comply before it is advertised or offered for rent at all, so a property manager listing a Tarneit house on a Friday needs the fix list closed before then, not during the first week of the tenancy.

Start with the standards inspection

Book it as soon as the outgoing renter hands back the keys. An empty house shows everything: blinds that will not close, a latch missing from a bedroom window, a laundry tap with no hot water, mould behind where the furniture stood.

Then the trade checks

Electrical safety is one of the fifteen standards but only a licensed electrician can sign it off. Gas and electrical safety checks every two years, and the yearly smoke alarm check, are separate again. The inspection report tells you which trade to call, so one visit from each can cover everything.

Tarneit houses fail on small things

Most Tarneit rentals are houses less than twenty years old, so structural failures are rare. What fails is detail: an outside door that no longer latches after the slab has moved, a window with its latch removed, a new blind fitted without a cord anchor.

Close it out

Fix the list, get the items confirmed in writing, and then do the entry condition report. Doing it in that order means the condition report records the property as it was actually handed over.

FAQ

Questions Tarneit owners ask about this

Can I advertise while the repairs are being done?

No. Since 25 November 2025 the property has to meet the standards before it is advertised or offered for rent.

Does a near-new Tarneit house still need checking?

Yes. New builds are often handed over without window coverings, and blinds added later commonly go in without cord anchors. Exhaust fans and latches are worth checking too.

Who checks the switchboard?

We photograph it and note the circuit breakers and safety switches fitted. A licensed electrician confirms the electrical safety standard is met.

Does the inspection replace the condition report?

No. It decides whether the property can be let. The condition report records its state for the bond, and is best done after the fixes.
