In short: Garage water usually comes from the driveway falling toward the door or a missing slab set-down. Window leaks usually come from flashings. Both are builder defects within the warranty period.

Garage water entry

Driveway falls toward the door, no set-down at the garage slab edge, or stormwater discharging beside the slab. We measure the fall with a digital level and trace the water.

Window leaks

Missing or reversed head flashings, unsealed sill trays and render cracked at the corners. Thermal imaging and a moisture meter show the path behind the plaster.

What the builder owes

Both are workmanship defects under the domestic building warranty. The report cites the NCC and the VBA Guide so the builder cannot call it a maintenance item.

Before you call us

FAQ

Questions Tarneit owners ask about this

Is garage water entry covered by warranty?

Yes if it is caused by the builder's work, which is usually the case. Landscaping the owner did later can complicate it.

Can you find a leak when it is dry?

Usually. Thermal imaging and moisture readings show past water paths, and a hose test can reproduce it.

Does this apply outside Tarneit?

The standards apply across Victoria. The local detail here, soil, builders and council process, is specific to Tarneit and the Wyndham growth corridor.
